Manufactured housing is a site-built appraisal plus a second layer of requirements that only exist because the home came off a factory line. Two things define an MH report: the cost approach (with a site value) is almost always in play, and the home's factory certification has to be documented. Miss either and you're not slightly off — you're rejected.

MH1 is the pattern to study: a detached manufactured home valued via the cost approach with a $250,000 site value, plus the factory certification data.
The cost approach makes the site value required
Because MH assignments lean on the cost approach, the estimated site value stops being optional. This is the single conditional chain that bounces the most MH reports — it's invisible until you flip the cost-approach switch, and then a field three sections away becomes mandatory.

Factory-built homes carry a HUD data plate and certification label that record the manufacture date, model, and construction details — and those feed the report's certification fields and its real-property classification. Both eligibility and the compliance edits lean on this data, so it's worth capturing carefully from the plate rather than from memory.
